Why Do I Need Title Insurance?

As a buyer, an owner's title insurance policy provides you with extra peace of mind that you are acquiring the property clear of any liens or encumbrances other than those that you have put on the property. It insures you that the property will be yours and there is nobody else of record that will claim an interest in your property. Traditionally, the seller purchases the owners policy for the buyer. The only premium that is paid is at the time of purchase of the policy. The buyer does not have to pay annual renewal premiums. This policy acts as a good faith showing to the buyer that the seller has the right to convey the property and there is marketable title to the property. This policy remains in effect for as long as you own your home and can pay you up to the face amount of the policy in the event a claim should ever arise. Only the owner's policy affords you, the homeowner, coverage. Purchasing a home is the biggest investment that most people make. Protect this investment and give yourself security and peace of mind by obtaining an owners title insurance policy.

A lender should obtain a lenders title insurance policy. This policy provides the lender with insurance that there are no liens, encumbrances or anybody else of record that might claim an interest in the property. It protects the position of the lender's mortgage in the event that a title defect is discovered. This policy remains in effect for as long as the mortgage is secured by the property and can pay up to the face amount of the policy in the event a claim should ever arise. The lenders policy gives the mortgage holder title insurance coverage and does not cover the homeowner.
